Tuscany Place Apartments FAQ
Our floor plans are designed to be as unique as you are. Each room in all of the floor plans are different sizes, with each one having a stand-out feature such as having the largest square footage, most expansive closet or most distinctive room layout.
We are conveniently located on a beautiful lake allowing our community to have lake views and convenient walking trails.
The following will be paid to the office in addition to your rent payment:
Water is billed directly to Tuscany Place Apartments and then charged to the residents account along with a nominal monthly fee.
Paddock Mall, Central Florida College, and the convenience of SR 200 nearby!
Our students are zoned for Saddlewood Elementary, Liberty Middle School, and West Port High School. We’re conveniently located for the Marion County School District to pick up your students at our community bus stop.
We are pet friendly with no breed restrictions up to 80 lbs. The pet fee ranges from $250-$350, and pet rent ranges from $25-45. Both pet fee and pet rent are dependent upon the age and weight of your pet.
We do require the following documentation for pets: Recent vet paperwork, photo and for the addendum to lease, and a pet addendum to be signed along with a pet interview (if you have a breed of dog that is considered to be aggressive).
If the resident has a five-gallon fish tank, there needs to be proof of insurance on the tank.
The requirements to live here would be to make 3x or more the amount equal to 1 month’s rent, have a credit score above a 600 and a clear credit history. Applicants must also pass a background check and have no evictions on their record.
One resident can be approved on their own or provide a cosigner that meets the above requirements. If one cannot provide that, they may pay a deposit depending on the size of the apartment you’re applying for.
Proof of income is required. Applicants can supply two recent paycheck stubs, a copy of their tax return, or a print out of bank statements to validate the monthly income given for the guarantor or self-approval process.
1. Application fee: $50 per person due at signing. If you’re married, only one application fee of $50 is needed.
2. Lease fee: $150 per apartment
3. Deposits: 1 bedroom: $200, 2 bedroom: $300, 3 bedroom: $400
Residents are responsible monthly for all utility costs associated with electricity, water, sewer and internet.
We allow leases to end throughout the year depending on availability as short as 7 months.
Yes! You we on-site storages you may rent monthly starting at $70 monthly.
No, however it is encouraged. Renters insurance is a policy you can purchase to protect your personal property as the management/landlords are not responsible for replacement to tenants. Replacement of your belongings if they are damaged, lost, or stolen could be covered. The Collier Companies does not promote any specific insurance coverage.
When you sign a lease with Tuscany Place, you are given the option of an early lease termination. Each resident can choose to either pay a termination fee and provide a 60 day notice to vacate or to vacate early and continue paying rent on the apartment until such time it re-rents. Residents can also complete an assignment of the lease, which allows the resident to find a qualified renter to assume the remainder of the lease agreement. Once the assignee is found, both parties will work with the leasing team to complete the paperwork to turn over the lease to a new renter.
